What Happens to Your Belongings After a Fire? Inside the Professional Packout Process

When fire damages your home, the structure gets most of the attention. But what about your furniture, clothing, electronics, documents, and personal items? Understanding the professional packout process can ease anxiety during one of the most stressful experiences a homeowner can face.

The First Hours After a Fire

After the fire department clears the scene, the clock starts on your personal property. Smoke residue, soot, and fire suppression water continue damaging your belongings every hour they remain in the affected environment. A professional contents restoration team prioritizes rapid assessment and removal to maximize what can be saved.

The initial assessment determines which items are salvageable, which require specialized cleaning, and which are total losses. This triage happens on-site with the property owner or their representative present whenever possible.

Documentation: The Foundation of Everything

Before a single item is touched, the documentation process begins. Professional packout teams photograph every room and every item in place. This pre-packout documentation serves multiple purposes: it records the condition of items before handling, establishes the scope of the loss for insurance purposes, and provides a reference for returning items to their original locations.

Each item receives a unique barcode label tied to a master inventory database. The inventory includes item descriptions, pre-loss condition notes, damage assessment, and restorability classification. This level of documentation is what separates professional contents restoration from simple moving — every item is accounted for with an auditable chain of custody.

Understanding Smoke Damage to Contents

Smoke damage varies significantly depending on what burned. Protein fires from kitchen incidents leave a nearly invisible residue that causes severe odor. Synthetic material fires produce thick, black soot that clings aggressively to surfaces. Wood and paper fires create dry, powdery residue that can often be vacuumed but penetrates deeply into porous materials.

Each type requires a different cleaning approach. Using the wrong method — for example, wiping protein residue with a wet cloth — can permanently set the damage. Professional technicians are trained to identify smoke residue types and apply the correct cleaning protocols for each material and damage combination.

Ozone vs. Hydroxyl: Deodorization Technologies

Two primary technologies handle smoke odor at a molecular level. Ozone generators produce O3 molecules that bond with and neutralize odor-causing compounds. Ozone treatment is highly effective but requires an unoccupied space — the concentration levels needed for deodorization are not safe for people, pets, or plants. Items are processed in sealed ozone chambers at our facility.

Hydroxyl generators use UV light to produce hydroxyl radicals that break down odor molecules. Unlike ozone, hydroxyl treatment is safe for occupied spaces and sensitive materials including artwork, leather, and electronics. It works more slowly than ozone but is the preferred method for items that cannot tolerate ozone exposure.

Many restorations use both technologies — ozone for robust items in controlled chambers, hydroxyl for delicate contents and on-site treatment of the structure itself.

Climate-Controlled Storage

After cleaning and deodorization, your belongings need a safe place to wait while your home is rebuilt. Professional contents restoration companies maintain climate-controlled vaulting facilities — temperature and humidity are regulated to prevent secondary damage. Your items are stored in the same barcoded containers they were packed in, accessible for inspection by you or your insurance adjuster at any time.

Insurance Reporting

The inventory and documentation produced during the packout process serves directly as your contents claim. Professional packout companies generate Xactimate-compatible reports that adjusters can process without re-keying data. This includes line-item inventories with replacement values, condition documentation, cleaning costs, and total loss designations.

Having this level of documentation from the start significantly reduces claim disputes and accelerates the settlement process. It also ensures nothing is missed — a common issue when homeowners attempt to create inventories from memory after a loss.

The Return

When reconstruction is complete, the final step is white-glove return. Items are delivered and placed in their original locations using the pre-packout documentation as a guide. A final walkthrough with the property owner confirms everything is accounted for and properly placed. The packout file — including all inventories, photos, cleaning records, and chain of custody documentation — is provided as a permanent record.
