How fast can we re-open after a commercial water loss?
Depends on scope, but our median for a single-floor office water loss is Monday open after a Friday loss. Multi-floor or fire jobs run longer. We phase the work so the unaffected areas keep operating, and we work overnight so daytime business continues.
Do you work after-hours so we don't lose revenue?
Yes. After-hours and weekend dispatch are standard for commercial jobs. We coordinate access with building security, run quiet equipment where occupancy continues, and stage materials so the daytime team doesn't see the worksite.
Can you handle a multi-unit or multi-floor loss?
Yes — one project manager runs the whole scope. Floor-by-floor isolation, unit-by-unit access scheduling, tenant communication, HOA-board-friendly documentation. We've run jobs from 4-unit condos to 240-unit complexes.
What documentation do you provide to my carrier?
First-notice packet within the first hour (photos, moisture readings, Xactimate-aligned scope). Weekly progress reports during mitigation. Audit-ready closeout: drying logs, photo log per room, signed acknowledgments, final scope reconciled to the original estimate.
Why is your supplement rate so much lower than the industry average?
We scope thoroughly at mitigation, document discoveries in the file as they happen, and don't back-bill at closeout. Industry average supplement rate is around 12%; ours runs 3.2%. The savings show up on the carrier side, which is why we're an approved direct-bill partner with 14 carriers.
Can you coordinate with our property manager and CFO too?
Yes. Weekly status reports go to whoever you specify — PM, adjuster, broker, CFO, building owner. One project manager fielding all the questions, one phone number, one file.
